RENTAL GUIDE FOR LANDLORDS/ PROPERTY OWNERS

Our Service to Landlords:

We offer two levels of service

1. Property Management
This service is very comprehensive and offer the Landlord the advantage of annonimity if they so choose as all dealing are done solely through our organisation.
Included in this service are the following:
• Organising viewings as many times necessary as to source a suitable tenant.
• References checks for the above.
• Drawing up of tenancy agreement and organising signature of same.
• Filling out of PRTB form and organising signature of same.
• Inventory List taken for the property – to be checked by Landlord and Tenant on commencement of letting.
• Meter readings of ESB and Gas taken.
• Transferring of utility bills to tenants details.
• Securing monthly rent and deposit in advance.
• Transfer of monthly rent to your account.
• Organising (If required) maintenance/ repairs.
• Inspection of property and Inventory on completion of tenancy.

Fee Structure:
50% of 1st Months rent & Vat @ 21.5% and 10% of monthly rent Plus Vat @ 21.5% thereafter.

2. Let Only Service.
• Organising viewings as many times necessary as to source a suitable tenant.
• References checks for the above.
• Drawing up of tenancy agreement and organising signature of same.
• Filling out of PRTB form and organising signature of same.
• Inventory List supplied for the property – to be checked by Landlord and tenant on commencement of letting.
• Meter readings of ESB and Gas taken.
• Transferring of utility bills to tenants details.
• Securing monthly rent and deposit in advance.

Fee Structure:
1st Months rent (Inclusive of VAT @ 21.5%)
Please note that if the tenancy is terminated by the tenant within the first 6 months that we will relet the property free of charge under the Let Only Service.

Negotiating the terms of an extended tenancy - €100.00 Plus VAT @ 21.5%.

All houses should be presented to Lawrence McDonald Auctioneers in a clean manner – this can help with the speed of re letting the property.
